Booking and pricing
How do you price without seeing the property?
Your photos, size, bedrooms, bathrooms and condition set the price from our rate card. You see it before you pay anything.
If the photos can’t show enough, or the property is large or in heavy condition, our team reviews it and sends a quote, usually the same business day. If we still need to see it, we arrange a short on-site assessment and credit the fee to your job.
When and how do I pay?
A 50% deposit confirms your booking. The balance is due after the job passes our quality review and you receive your photo report. You can pay by card or bank transfer through our secure checkout. Business accounts can be set up with invoice terms after their first jobs.
Is the price final?
Yes, for the scope on your quote. If the crew finds something outside that scope, like more debris or a dirtier property than the photos showed, they photograph it and we send you a price. Nothing extra is done or charged until you approve it.
Can I cancel or reschedule?
Free up to 48 hours before your window: just reply to your confirmation or call us. Inside 48 hours, 50% of the job is charged because the crew was reserved for you.
Where do you work?
All of the Denver metro. Denver, Aurora, Lakewood, Englewood, Centennial and Littleton have no travel fee. Outer-metro areas, including Boulder County, Golden, Arvada, Westminster, Thornton, Brighton, Parker, Highlands Ranch and Castle Rock, include a travel fee shown before you book.
Access and readiness
Do I need to be there?
No. You give us access once: a lockbox, a door code or a site contact. Your crew gets it only on the day of service, and it never appears in reports or invoices.
What does “ready” mean for a cleaning job?
- Power and water are on.
- Belongings and furniture are out (or you’ve booked a Clear-Out).
- No contractors are working.
- The crew can get in at the start of the window.
What if the property isn’t ready when we arrive?
We document it with photos, reschedule, and a $95 trip fee applies. We remind you 48 and 24 hours ahead so this rarely happens.
Clear-Outs and junk removal
What do you remove?
Household junk and contents: furniture, appliances, boxes, clothing, yard debris, and what tenants or owners left behind. Priced by volume from your photos.
Do I need a dumpster on site?
Yes, for larger clear-outs, with no exceptions. The dumpster must be placed on the property itself, such as the driveway or yard, not on the street. If a dumpster can’t be placed on the property, we can’t take a large clear-out.
What don’t you handle?
We remove junk and household items only. We do not do remediation or hazardous work of any kind, including:
- Meth or drug contamination
- Lead, asbestos or mold
- Water, fire or smoke damage restoration
- Biohazards, sharps or hoarding with health hazards
- Paint, chemicals, fuel and other hazardous materials
If we find any of these on site, the crew stops work in that area and we refer you to a licensed specialist.
What happens to valuables or personal papers?
Before we start, you confirm you’re authorized to dispose of the contents and mark anything that stays. Personal documents, photos and anything that looks valuable are set aside and photographed for you.
Rentals and short-term rentals
Do you do short-term rental turnovers?
Yes, on a recurring schedule matched to your check-outs, with photos after every turn. Linen changes and restocking with your supplies can be added. Recurring turnovers are set up through a Business Account so the schedule is reserved for you.
Can you help with a tenant deposit dispute?
Our before-and-after photo report documents the condition we found and the work we did. We don’t judge damages or deductions; that stays with you.
Products and the environment
What products do you use?
Our standard kit uses EPA Safer Choice–certified cleaners wherever a certified product exists for the job, applied with washable microfiber and refillable bottles. Ask us for the current product list. Need fragrance-free or have a product you’d rather we avoid? Tell us when you book.
Do you disinfect everything?
No. We disinfect high-touch surfaces like handles, switches and bathroom fixtures, and clean everything else with the right certified cleaner. It works and it keeps unnecessary chemicals out of the home.
What happens to the waste?
Cleaning waste is bagged and removed. Cardboard and recyclable containers from post-renovation jobs go to recycling where it’s available. For Clear-Outs, usable items are donated or recycled first and the rest goes to a licensed disposal site.
Quality and problems
How do I know the job was done right?
Every job ends with a checklist and before-and-after photos, and is reviewed by our field team before it’s marked complete. You pay the balance only after that review.
What if something was missed?
Reply to your completion message within 48 hours. We review the photos and send a crew back to fix anything inside the approved scope at no charge.
Do you clean occupied homes?
No. Crisp works on vacant properties, rentals between occupants, and finished renovations.
